Where the sun lands in the afternoon, where the breeze comes from, and what the view looks at today and after the next plot develops.

Floor versus premium

Higher floors usually cost more. The question is whether each level of premium buys anything you actually value, or just a bigger number.

Layout efficiency

Two units with the same square footage can live very differently. Corridors, odd corners and awkward columns are space you pay for but never use.

Noise and privacy

Roads, lift lobbies, rubbish chutes, facing windows and the pool deck at 8am on a Sunday. The floor plan hints at all of it.

Your future buyer

One day someone buys this unit from you. The easier that person is to imagine, the easier your exit tends to be.

Booking day, demystified
